George of Cornish Traditional Cottages offers his advice on buying a holiday home primarily as an investment

As George explains, holiday homes work as investments and you need to consider several important factors, such as generating income beyond the basic capital appreciation made simply from owning the property. Two of the most common options include long-term rentals and holiday letting, each with its own pros and cons.

“Long lets are the slow-burn, earning comparatively less than holiday lets – in Cornwall, they don’t tend to command high rents. That said, wear and tear will likely be less too, plus you may not have to furnish the house or deal with utilities. Furthermore, there shouldn’t be much downtime when the property is empty and not paying its way.

“During peak season, a holiday let can command as much, if not more, rent per week than a comparative long let would in a month. The opportunity is the greatest to generate the highest income. The challenge is to buy and to present a property that appeals to regular visitors, to increase your chances of filling more weeks across the year. However, more guests typically means more wear and tear and maintenance. But you’ll naturally have quieter periods to attend to this.

“The weekly rental rates during school holidays, even for an average property, offer healthy returns. But there are, on average, only 13 of those weeks: six weeks’ in the summer, two at Easter and Christmas, and one week in February, May and October. Off-peak times naturally command lower rent because there is less demand, so peak season is when you should expect to make your profit and take the pressure off filling the quieter weeks.”

The Royal College of General Practitioners recently suggested that the burden on GP practices would be reduced if patients consulted their pharmacists for health advice. Graham and Gillian Brack of Reeds Pharmacy, Truro are happy to advise where they can. They offer a few pointers that will help make the discussion better for both parties.

Graham explains: “It’s much easier if you consult the pharmacy that normally prepares your prescriptions. They will have access to your medicines history, and can obtain it if you haven’t opted out of the NHS Summary Care Record.”

Gillian then tells us: “There are some occasions when we need to see the patient, and it helps if you have the answers to the following ready: what are the symptoms? How long have you had the problem? What have you already tried? What other medicines do you take?”

£5,000 raised for Cornish charity in loving memory of Stuart Beaumont

Elliott Beaumont and his uncle Darren, who together took on the London-to-Paris cycle in July last year, did so in loving memory of their father and brother-in-law. They cycled the gruelling 300 miles to raise money for Cornwall Hospice Care, the Cornish charity that cared for Stuart at Mount Edgcumbe Hospice, St Austell.

Their fundraising alone raised an incredible £3,000, but this already-astonishing figure was increased to £5,000 after a generous contribution from retailer, TK Maxx.

Stuart’s sister Bev, who works for TK Maxx and approached them with the story, tells us: “My family are grateful to Cornwall Hospice Care for their care of Stuart, so Elliott and Darren wanted to do something for them. Their aches and pains were soon forgotten, but what the hospice did for Stuart never will be.”

Excitement as plans for incredible St Ives property take shape

A seafront property in St Ives sold last year for a staggering £1.4 million, thanks to its unrivalled panoramic views over the Atlantic.

Buyers Mr and Mrs Harris, who intend to spend their retirement at the property, quickly realised that it required significant improvement. Eventually, they concluded it would be more cost effective to replace it entirely.

Working closely with local architectural design firm RA Design and dedicated planning experts, GOLAY Planning, their aim is to provide an overall visual improvement on the current building’s ‘anywhere’ style, reflecting the local context and special character of St Ives via a traditional use of slate on the walls and roof, with contrasting crisp junctions and contemporary glazing. As we go to print, Beer & Bird in St Ives is preparing to re-open its doors after a brief period of refurbishment. Mawgan Porth’s Catch becomes popular celebrity haunt

Bakehouse owners celebrate a year of culinary mastery

Penzance restaurateur Kim Reska Letchford is celebrating her first anniversary at the Bakehouse after taking it over on Valentine’s Day last year.

Kim’s love for the Bakehouse and dream of owning a restaurant began nine years ago, during her work experience at that very venue! This inspired her to study Professional Cookery at Truro and Penwith College, where she earned a Level 2 and 3 Diploma in Professional Cookery and a Level 3 NVQ in Patisserie and Confectionery.
