In the past few years we have seen a rise in the number of people choosing to add an oak frame extension or garden room to their existing property, rather than move house. When you live in such a beautiful place as Cornwall it can really make sense to adapt a house rather than move away. It doesn’t take much to give new life to a space with an oak frame, as Carpenter Oak Cornwall Director Tim recently found out.
Tim and his wife Katie have a 1960s bungalow in the west of Cornwall that has been transformed by the addition of a contemporary oak-framed kitchen extension. Their imaginative use of the room has turned a rotting, single-glazed lean-to at the rear of the property into a lively, light space. And all within a tight budget.
Through offering a bespoke design service, oak frame manufacture, glazing and project management service, progress on a small build like Tim’s can be swift. Tim’s aim with the extension was to ‘walk his talk’ and showcase just what can be done on a modest budget. This frame demonstrates how versatile oak frame construction can be for home improvements.
To save costs, Tim kept the design simple. Using the same footprint as the original lean-to but increasing the pitch of the roof enabled him to increase the volume of space, and installing Velux windows maximised the natural light entering the new kitchen. Carpenter Oak Cornwall has an in-house frame designer, Tom Jubb, who works with clients to design a bespoke frame to fit their own brief.
The green oak frame was produced in the Carpenter Oak Cornwall workshop in Lelant, while on site the ground works were being carried out. The frame was then erected on site and the project was completed on time and within budget in just two months.
