As the 2023 holiday letting season fast approaches, Janine Woods at Cornish Cottage Holidays gives us her top tips on helping your holiday home succeed this year.

If you own a holiday home in Cornwall, there is no denying it has huge income potential. Last year, the county was the second most popular destination for UK staycations, with places like Polzeath, Rock, Port Isaac and Carbis Bay all featuring in the list of top 10 fastest growing holiday getaways. So, how do you make the most of this opportunity? Property Manager at leading agency Cornish Cottage Holidays, Janine Woods, has come up with five ways to give your holiday home the edge!

Optimise your pricing

A successful holiday property will be a year-round business, continuously delivering revenue. Using an agency with intuitive dynamic pricing tools will ensure your holiday home is always priced competitively, yet within parameters set by you. A system like this will automatically adjust your prices in line with demand, facilitating high numbers of bookings at the optimum price.

Accept short breaks

To help increase your bookings, accept short breaks. In 2022, over 20% of Cornish Cottage Holidays’ bookings were for holidays of three, four or five nights – and it seems these getaways are only surging in popularity!

Embrace last minute bookings

Being open to the prospect of accepting last minute bookings is essential. The uncertainty of the times we live in, coupled with the ease of booking last minute breaks, means being flexible with late bookings is necessary for owners who wish to fill their weeks.

The rise of ‘paw-cations’

Since the pandemic, ‘paw-cations’ have increased, with 35% of all bookings now including dogs! Accepting pets is also a great way to increase your income per booking (with the additional pet charge) – plus it makes your home more appealing out of season for those looking to enjoy coastal dog walks in the shoulder months.

Cater for ‘work-cations’

Good wifi is a priority for 29% of Brits! Around 38% of people will work whilst on holiday, meaning if your property has strong wifi it will be all-the-more desirable.
