The Future of Holiday Letting

Looking back at 2025, it has been quite whirlwind in our industry; from coping with the Autuamn 2024 Labour budget of unexpected NIC increase and stamp duty, and yet still facing a strong demand for UK staycations, albeit different from our previous years.
The FHL Allowance finished in April this year, and we are still undergoing further legislation with Statutory Registration, licensing and planning laws in both Scotland and Wales causing disaster, potential EPC requirements, and a possible overhaul to the Business Rates qualification process.
Technology is now a key feature in holiday letting, with platforms that drive dynamic pricing, comparative data, AI innovation, and it is changing the way people are booking their holidays via OTA companies. This is something businesses are adapting to and in Cornwall we are trying are hardest to promote booking locally, so guests can continue to support our local employers and in turn our communities. What AI will not be able to replace is the human nature of property management – such as housekeeping, linen services, on-call maintenance and the people who fill that gap in creating a true guest experience.
Looking forward, I feel those who will survive the rising costs and legislation, will be those who embrace the compliance and professional standards, leverage the technology to their advantage, and agents/owners who offer more than just a stay – offer your guests unique experiences, make it memorable – nothing we are short of down here in Cornwall.

Treasures of the tide

A passion for painting
Vincent Basham is a self-taught artist born in Maldon, Essex. His work has been displayed in prestigious galleries in London, Essex, Suffolk and South West England.
Vincent developed his passion for painting seascapes after living in Cornwall in his early twenties. He moved back to Cornwall eight years ago to the town of Wadebridge, where he has a purpose-built studio/gallery adjacent to his home overlooking the River Camel. Vincent’s main medium is oil, as can be seen in this featured painting, Aqua Blue, and several of his works are available as limited-edition prints.
Commissions are welcomed and all available work can be found on the website, plus more at his studio which is open from 10am to 4pm every day – call to check availability outside of these hours.
